The local property market in January – Sales

January got off to a great start with confidence in the market continuing into 2016. Rightmove reported a surge of visits to their site during the first week of January with an increase in traffic of 21%  compared to the same week last year. Our own websites(www.tortoiseproperty.co.uk) & our blog (www.tortoiseproperty.co.uk/blog/) has seen an 212% increase in traffic (3300 sessions) in January from the previous month.

There is still a strong sellers market with the Daily Mail reporting there are potentially 10 buyers for every home and the number of buyers registered with estate agents up 20 per cent. Here in Peterborough, we are noticing that multiple purchasers are competing for family homes which are coming onto the market.

This month we have sold a three bedroom property on Fletton High Street,  and a large five bedroom property on Oliver Road in Hampton Vale.

Our 12 week plan is a marketing method that looks to sell your home at the right price maximizing the potential of accompanied viewings during those important first few weeks of listing your property. Our successful methods have seen us sell properties from a single day to within a week.

Here at Tortoise we actively market homes. Our social media channels provide great interaction with potential buyers. Advertising your home on Rightmove, Zoopla and Prime Location makes sure it is seen by the widest possible audience. This is certainly important as Peterborough is just a 50 minute commute into London where house prices are off the charts.

Chris Plummer, Relationship Manager at Tortoise Property says, “With good access to mortgage finance continuing into 2016, accompanied by the continued low  interest rates offered by the mainstream lenders, local purchasers are able to climb the local property ladder. We are also experiencing demand from purchasers travelling north from London and the A1 corridor. This is creating a buoyant local sales market. If you are one such purchaser, please look out for the properties below that will be coming to market in the next few weeks.

New properties coming to market include:

A four bedroom property on Spring Avenue, Hampton Vale , a three bedroom property in Bardney in Orton Goldhay, a three bedroom semi detached property on Bridle Lane, Hampton Vale, a four bedroom detached property at Mallory Drive in Yaxley, a four bedroom detached property at Oliver Road in Hampton Vale, a two bedroom terraced property at Monument Street in central Peterborough and a four bedroom detached property in Turves, Whittlesey.
Our knowledge of the local area is second to none and our blog shows you some of the place of interest around Peterborough, so you can see what area would suit your lifestyle best.
