Hi, I’m Donovan Bell, the Online Services Manager at Tortoise Property, and today I want to talk to you about the feedback process as part of our Race to Sold method to optimise your selling experience with us here at Tortoise Property and how it assists us in matching the best buyer to your property.

At Tortoise Property, we know we do things differently from other estate agents. We understand it’s hard for you to know what we’re actually doing unless we show and tell you. The Results of our Social Media Marketing Campaigns

Within the feedback pack, we provide you with the age demographics and performance statistics from our paid Facebook advertising. These ads utilise the Google targeted marketing campaigns and the Facebook algorithm to place your home in front of as many prospective buyers who are looking for a home like yours online. If a potential buyer is looking for a home on a property portal (Rightmove, On the Market or Zoopla), through a Google search or through another estate agent, our excellent ad copy and engaging content will reach the people who are searching for properties similar to your own.

 

The Property Portal Results (On the Market)

We include your property report from OnTheMarket so you can see how many property views you are getting on a daily basis since its launch. This allows you to see exactly how your property’s main presentation is performing and whether the social media marketing is attracting potential buyers . The main presentation is home to all of the information a buyer would need to know to make a decision on whether they would like your property as their next home or not. The Virtual Tour Report

Next, we include a virtual tour report detailing the number of people who have walked around the virtual tour of your property. These potential buyers really start to invest time into learning more about your property. A large amount of them view the tours straight from our main presentation from On The Market. The number of completed virtual tours allows us to understand the true interest that potential buyers have in your home. A high number of completed virtual tour numbers normally translates into a high number of viewings in person. A low number normally leads to low number of in person viewings. Mortgage Rates

Finally, within the feedback pack, we include an example of the current mortgage rates. This is so you have an idea of what someone would need to pay monthly to be able to purchase your home, keeping you up to date with the current market and its effect on potential buyers. Below is an example for a property worth £260,000. These are the current mortgage rates (correct as of 03/01/24) for a 10% deposit over 25 years.
