Bringing your home to market in the summer will mean it will get more exposure with a combination of our marketing methods teamed with the fact there are traditionally less homes available for sale however, demand from purchasers is still at a high level.
After the Easter cycle, the summer cycle is the next best time of year to market and sell your property. Buyers benefit from longer viewing hours available during the summer months, as well as the advantage of moving house in more idyllic circumstances with it being typically drier. It gives you the opportunity to present your property both externally as well as internally.
If you have decided to sell this summer, there are a few things you can do to bring your home to market in its best light possible. Starting with the outside, take a look at your front garden. First impressions count and a few well-placed planters and taming any overgrown or unkempt areas will pay dividends. Make sure the path and driveway are clean and weed free and that the front door itself is clean. It is all about kerb appeal and it is the first picture your buyer will get to invite them in.
The back garden too will be a key selling point for people buying in the summer. Buyers purchase based on emotion and they need to be able to see themselves in your garden. Again clear and tidy is best. If the garden is dull, choose a few beddings plants a create some colour in areas where there is none. If the garden shed or fence need a lick of paint, then go ahead as these outside areas could be the clincher for summer sales. Make sure lawns are mowed, garden furniture is clean and that the back garden looks inviting. If viewings are done in the evening switch any outdoor lighting on so the garden can be seen as the evening turns to dusk.
Inside brighten the colours up if winter has taken its toll. Refresh any cream/white walls and add a few touches of colour with fresh flowers and plants dotted around the house. Clean windows can often be overlooked but these too are important to paint the best picture of your home. Dot some fresh herbs in the kitchen and make the internal presentation clean and fresh.
