February has been a great month for us with enquiries up on last month. Rightmove peg this as the year of the first time buyer and with stamp duty changes taking effect in April, they might be right however, potential landlords will still benefit from rising prices.
First time buyers and new landlords traditionally opt for the same share of housing. First time buyers have struggled in the past because cash rich landlords tend to be older and have more money to play with and make higher offers. Low interest rates and access to finance means first time buyers are now in the prime place to get a great deal.
Chris Plummer says “The new stamp duty changes has been put in place to level the playing field between investors and buyers, however the current Mortgage Market Review (MMR) and the new EU rulings on Buy-to-Let mortgages that will be introduced shortly, means that it is difficult to be able to assess the impact of the stamp duty change going into the Spring/Summer market.”
