Our local market – property rentals June

Propertywire reported that during the first quarter of 2016 there was an increase in demand for rental homes post the increase in buy-to-let properties purchased pre April. Many people now consider a rental property their home over and above it being just a stepping stone.
From this perspective a tenant requires a good relationship with a landlord or property manager to ensure they stay happy, get issues addressed properly and know their deposit is safely in a deposit protection scheme. Here at Tortoise we are members of The Property Ombudsman and are SAFE agent accredited.

The average length of time a tenant spends in a rental property is seven years and in the private rented sector that can be as high as 13 years. When a new rental property comes to market that is clean, neutrally decorated and has a great location it will be snapped up and it is highly likely a landlord will benefit from long term reliable tenants. If you are a landlord considering adding to your portfolio or a prospective landlord, you’ll be making a sound investment.

Cultivating great working relationships between landlords and property managers and tenants and property managers is important as this will ensure happy tenants continue to support your investment. HMOs (House of Multiple Occupation) do very well in the right location.

The rentals market is littered with legislation. The Housing & Planning Act 2016 is one such act that means property managers and landlords have more to do than just put a tenancy agreement in place. Our years of rental experience puts us at the forefront of knowledge on these topics. For more information take a look at our blog on the housing planning act 2016 and rentals.
