Trick No. 4 – “I will look after you personally!”
“Bob, as a priority, here’s my mobile so you can call me 24/7! Email, WhatsApp, messenger. Great! “
Bob: Hi, just leaving a voicemail to see how you’re getting on. It’s been a few weeks now, and we have not heard anything. We’ve been keeping the house in top shape so that when you have a viewing, we are ready.
Bob: Hello, just thought I would drop you an email to see if you have any feedback on the marketing. I believe you can supply a Rightmove Performance report? I know the market’s tough; however, it would be good to know if buyers are looking at my property online.
Bob: Hey, thought I would send a WhatsApp as I know emails can get stuck in junk boxes. I’ve left a couple of messages. Would appreciate an update.
Bob: Sent through messenger… Anyone there?
Email response: Sorry, Bob, for the delay. I have 50 other properties I look after in the same position as yours, so you’re not the only one finding it tough, I’m afraid. We also do not send out performance reports, as these are for internal use only. Anyway, hopefully, the market will pick up, and I’ll be in touch.
Tip No. 4 – Ask how many properties they have advertised and how many they personally look after. The more they look after, the less personal the service.
The average estate agency in the UK looks after around 52 properties, according to Rightmove’s July 2023 index. However, here in Peterborough, we have a number of agents who currently have over 60 properties for sale, with some having well over 100 properties for sale. You’ll only get a personal service where the staff levels allow.

“Oh, and Rightmove performance reports are available daily at the touch of a button to track your progress. Yes, they’re generated for every advertised property! “
